LuxeHaven gives you a choice of 20sqm or 25sqm, creating a flexible backyard room that can be tailored around your work, hobbies, creative pursuits or simply having more dedicated space outside the main house.
LuxeHaven by Backyard Oasis is a garden studio in Melbourne. Available in 20sqm and 25sqm options, it has a finished bathroom and a choice of wardrobe or kitchenette. It provides flexible backyard space for office or freelance work, personal use, creativity, and hobbies, subject to your property and intended use.

With two footprints available, LuxeHaven also gives you more choice over how you balance usable studio space with the backyard you want to retain.
Both LuxeHaven options give you dedicated backyard space with a bathroom. The better fit comes down to how you intend to use the room, how much internal space you need and what works with your property. Both options can be personalised through the design consultation.
The 20sqm option can suit homeowners who want a dedicated studio while keeping the overall backyard footprint more contained.
The 25sqm option provides additional floor area when your intended use needs more room for furniture, equipment, storage or multiple activities.
LuxeHaven combines a prefabricated steel structure with a finished bathroom, insulated construction and completed interior, plus a choice between a wardrobe or kitchenette, depending on how you want to use the space.
The current specification includes prefabricated steel subfloors, walls and roof, providing the structural framework for LuxeHaven.
The walls and roof are fully insulated to help support a more comfortable internal environment throughout Melbourne’s changing seasons.
Weathertex cladding forms the façade, with Colorbond corrugated sheeting to the other sides, plus Colorbond gutters and downpipes.
The current specification includes a single-glazed sliding door, awning windows with flyscreens and a translucent bathroom window with a flyscreen.
A tiled and waterproofed bathroom with fittings and fixtures is included, together with plastered and painted internal walls, hybrid flooring, architraves, skirting and cornice.
Choose between a wardrobe or kitchenette to help configure LuxeHaven around the way you intend to use the studio. Electrical provisions, including double GPOs, switches, internal and external lights and a smoke detector are also included in the current specification.
A 20sqm or 25sqm garden studio should not be assumed to be permit-free. A building permit will generally be required for a structure of this size, while any planning requirements depend on your individual property, proposed siting and intended use. Factors, including your lot size, planning zone, overlays, setbacks and other site-specific conditions, can affect the approval pathway.
The inclusion of a bathroom or kitchenette also does not automatically make LuxeHaven a residential dwelling. How the building will actually be used is important when determining the appropriate design and compliance requirements.

Yes. The current LuxeHaven specification includes a tiled and waterproofed bathroom with fittings and fixtures, as well as a translucent bathroom window with a flyscreen. Final fixtures, finishes, services and other project-specific requirements should be confirmed as part of your individual quote and agreed project scope.
The current LuxeHaven specification provides a choice of wardrobe or kitchenette, allowing you to configure the studio more closely around its intended use. Discuss how you plan to use the room during the design consultation, so the most appropriate fit-out and any associated service requirements can be considered.
A bathroom or kitchenette does not by itself determine whether a garden studio is a small second dwelling. If you intend to use LuxeHaven for independent residential accommodation, tell us from the outset so the proposed use, design and property can be considered against the appropriate Victorian building and planning requirements.
A 20sqm or 25sqm LuxeHaven should generally be expected to require a building permit in Victoria. Exemptions available to certain small non-habitable structures should not be assumed to apply. The proposed design, use and property conditions need to be considered when determining the project’s requirements.
